Sometimes clients have urgent needs, and this was one of those occasions!
Steve phoned and excitedly explained to us that a friend was selling a home and needed to have a committed and qualified buyer in place in order to purchase another property. Steve had been casually looking for a home in the same neighborhood as his friend’s home and this particular property was just what he wanted! Unfortunately, in order to qualify for the purchase he also needed to sell his home. The animated conversation ended with his timidly asking, “Can you sell my house this week-end?”
We had never walked completely through his home so we arranged an appointment to preview it on Friday afternoon… and the hunt was on!
Together we brainstormed and identified four local Realtors who had shown some recent homes for sale that we had represented. From these encounters we had gleaned information about their clients and their personal financial qualifications. With this insight and based on our relationship of trust and our collaborative approach with our fellow Realtors, we were able to pick up the phone and enthusiastically introduce Steve’s home to them and to communicate the sense of urgency surrounding the situation.
The value of teamwork was never more evident! One of us worked with Steve to get his home “show ready” while the other worked on gathering the required documentation and disclosures.
We showed the home several times over the weekend to the clients of the four agents we contacted, and by Monday we were in contract with an all-cash buyer!
Steve was amazed – he later shared that he did not think such an excellent outcome was even possible! He asked, what is the chance that four phone calls were all that was needed to sell his home?
The buyers were thrilled! They had been looking for their “dream home” for some years. Even though we were not their representatives for the sale, they appreciated that we remembered them and through their agent we reached out to them.
…and, we were delighted to have been entrusted with this special real estate need and to have partnered with our client in his success!
