Staging a home prior to presenting it to the market is the local standard of care. Staging maximizes the value of the home by minimizing or eliminating objections and also by enhancing appeal. Benefits include an increase in the dollar amount offered, and a shorter time on the market.
A powerful and effective tool, sellers are richly rewarded for their investment in staging. Minimally, staging may consist of tidying up, but often it requires quite a bit more!
Often the cost of staging will be approximately 1-2% of the value of the home when undertaking interior and exterior paint, refinishing of floors, carpeting, landscape enhancements, lighting, and furniture and accessory placement. If countertop replacement, plumbing, electrical or termite repairs are needed, the cost of staging can exceed this amount.
The National Association of Realtors 2017 Profile of Home Staging underscores the importance of staging stating that nearly two thirds of agents said that staging reduces the time a home stays on the market.
Agents know how important it is for buyers to visualize themselves living in the home. “Seventy-seven percent of buyers’ agents said that staging a home makes it easier for buyers to visualize the property as their future home, and 40 percent are more willing to walk through a staged home they first saw online.”
Many of the homes in our local area are older and while the have charming period details today’s buyers appreciate, they are not aesthetically appealing.
Staging cleans and clears a home such that today’s buyers can visualize themselves in the home and allows them to live in the home before taking on the larger, more expensive projects of remodeling and expanding the home.
